Comrie is a small
and very attractive village in the west of Perthshire. It has a
population of approximately 3000 people and is situated on the
beautiful River Earn, famed for its salmon fishing.
In the heart
of the village stands Melville Square with its pretty hotel and
shops. Adjacent to this corner stand the white painted Nos. 1 and
2 Dunira Street. No. 1 is a hardware shop which has an original
Mackintosh interior. This is in part a 2½ storey white harled
building which was designed by the Architect Charles Rennie Mackintosh
who worked in the Glasgow offices of Honeyman and Keppie from 1889
until 1913.
The current building, completed in 1905, replaced a
range of buildings destroyed by fire at the turn of the century.
Although designed as a whole concept, the complete property has
two distinct uses namely, a retail unit which follows the profile
of its corner position, having flatted accommodation currently
owned by the Landmark Trust. This building is then continued into
No. 2, the subject of this sale, which has had various past uses
including residential, a bank and latterly, a solicitors office.
Charles Rennie Mackintosh is perhaps Scotlands most famous architect.
Born in 1869 in Glasgow, he began his architectural career with
architect John Hutchison and later moved to Honeyman and Keppie’s
in Glasgow as an assistant in 1889, remaining there until 1913.
During this period he designed a stunning portfolio of now world
famous buildings and interiors including:- Miss Cranston’s
Buchanan Street Tea Rooms 1896 to 1898, The Glasgow School of Art
1896-1899 and 1907 to 1909 Hillhouse, Helensburgh 1902 to 1904
Scotland Street School, Glasgow 1903 to 1906.
No.2 Dunira Street forms a natural end stop to the short terrace.
Externally, the front elevation us harled and has a typically detailed
timber entrance door with lightly stained glass in the upper section.
The front door gives access to the entrance hall and then immediately
on the left to the former front door to the property, is now a
false door. Stairs within the hallway give access to the main entrance
door at first floor level. The roof is covered in blue slate and
at roof level there are two blank dormers which are typically Mackintosh.
The interior has been totally refurbished, renewed and redecorated
to provide a high standard of accommodation with quality fixtures
and fittings. The property has been rewired and replumbed, there
are new ceilings, floors and walls and a new electric heating system
is being installed. The open plan kitchen and living room still
have their original fireplaces. Within the kitchen area are oak
fitted work surfaces with ceramic sink unit and mixer tap together
with fitted electric hob and oven and cupboards and drawers, lighting
is mainly through halogen down lighters. There are t.v. and telephone
points in all main areas. Both bedrooms have en suite shower room
and w.c. New carpets and vinyl throughout.
Some original features have
been retained in the conversion works and these include. Several
of the original doors in the Mackintosh style (all new doors are
copies from the originals). These are stained with a brown tint
to match the original decoration; the fireplace in the living
room, and the fireplace in the kitchen this has a cast iron surround
with
a high gloss finish and the inset tiles are dark green in colour.
The mantel shelf is of fairly simple design but there are minor
details/motifs in the teardrop pattern beneath the shelf. All the
woodwork to the surround has been painted white.
All existing windows. These have all been retained and although
they vary in design, they are generally sash and case style, painted
inside and out in white gloss finish.

The whole of the building is classified by Historic Scotland
as Category A, this being the highest classification given only
to buildings of National Historical Importance in the country.
Internal decoration has been kept to a fairly neutral level.
Except for the painting to the doors and stained wall panelling
in the stairwell, all the walls and ceilings have been painted
off white. There area fitted carpets in all rooms with the exception
of the shower rooms and kitchen which have a lightly patterned
vinyl.
We are delighted to offer this truly unique and rare property
for sale.
Given the limited number of Charles
Rennie Mackintosh properties ever commissioned and built and
the even greater
scarcity of any been made available in the general market place,
this
is the sale of a very rare commodity. Its ownership could provide
the purchaser with perhaps a simple holiday home or it could
become a palette to be completed in the Mackintosh style to echo
the past. |
